TERMS OF INVESTMENT
- Free and clear properties belonging to RAM Universal, LLC, (called the Firm), shall be up for investments for third parties.
- These properties shall be the sole properties of the Firm, and the title of these properties shall be free and clear of any loans, mortgages or any sort of liens on the properties from any third person, bank, or any such organizations.
- The Firm shall invest in purchasing & renovating the property.
- The Firm shall manage, & be in charge of maintaining and keeping the property in good/rentable condition.
- The Firm shall rent out properties to individuals or to companies to have income for running expenses, taxes, association fees, mentainance, etc.
- Property shall remain in possession of the Firm at all times, until sold.
- 50% of each property shall be up for investments to individuals.
- Investors shall have the opportunity to invest in “single” or in “multiple” properties that the Firm has in possession.
- The contribution of each investor shall indicate the % of his share in the property.
(Minimum investment $ 10,000.-)
For example:-
- Property value $ 100,000.-- = $50,000.- shall be for investors to invest in.
Making 1% = $ 1,000.--
- Investor “A” invests a sum of $ 10,000,- = Investor “A” has 10% of the property
- Investor “B” invests a sum of $20,000.- = Investor “B” has 20% of the property
- Investor “C” invests a sum of $20,000.- = Investor “C” has 19% of the property
Total $50,000.- = 50%
- All profits derived from income received from rents & other proceeds, shall be contributed towards that particular property’s account, after deductibles such as running expenses, taxes, association fees, mentainance, etc.
- All running costs such as taxes, management, accounting or mentainance expenses on the property shall be paid from the income derived from the rents.
- Annually, the profits shall be paid off to the investors after all expenses and taxes are paid.
- The property shall be up for sale when
- The Firm considers it fit to sell a property and majority share holders of the investors agree to the sale
- The majority of the share holders of the investors suggest to sell the property
- If split decision, the share holders shall decide with a majority vote (each share is a vote)
